Abstract: | Along with the dynamics of population growth in an area it will also have an impact on the availability of housing or residence. The growth rate of housing service providers in Medan, North Sumatra to date has experienced an increase, with the number of developers in the area of Medan in Taman Asoka Asri. The planning includes field surveys and building material price surveys and calculates the feasibility of selling prices for houses in type 100. This research was conducted at Taman Asoka Asri Housing, Simpang Pemda, Medan Selayang, Medan, North Sumatra. The research carried out is the Feasibility Analysis of type 100 House Selling Prices based on the design, layout, and total budget of the housing project. Based on the results of the price analysis analyzed compared to the prices in the housing brochure get the price difference. The results of the selling price analysis are Rp. 745.743.000.- while the one listed on the brooch is Rp. 840,000,000, - The price is far the difference between the calculation itself compared to the price in the brochure. The price difference reaches Rp. 94,257,000.- each unit. |
Description: | Seiring dengan dinamika pertumbuhan penduduk di suatu daerah maka akan berdampak pula terhadap ketersediaan akan perumahan atau tempat tinggal. Tingkat pertumbuhan penyedia jasa perumahan di Medan, Sumatera Utara sampai dengan saat ini mengalami perningkatan, dengan banyaknya pengembangpengembang yang ada diwilayah Medan tepatnya di perumahan Taman Asoka Asri. Perencanaan yang dilakukan meliputi survei lapangan dan survei harga bahan bangunan dan menghitung kelayakan harga jual rumah pada type 100. Penelitian ini dilakukan di Perumahan Taman Asoka Asri, Simpang Pemda, Medan Selayang, Medan, Sumatera Utara. Penelitian yang dilakukan adalah Analisa Kelayakan Harga Jual Rumah type 100 berdasarkan desain, lay out, dan total anggaran biaya proyek perumahan. Berdasarkan hasil penelitian harga yang di analisa dibandingkan dengan harga yang ada pada brosur perumahan mendapatkan selisih harga. Hasil analisa harga jual sebesar Rp. 745.743.000.- sedangkan yang tertera pada broser sebesar Rp. 840.000.000,- Harga tersebut jauh perbedaannya antara perhitungan sendiri dibandingkan dengan harga yang ada pada brosur. Selisih harga tersebut mencapai sebesar Rp. 94.257.000.- setiap unitnya. |
