dc.description.abstractDalam setiap pelaksanaan pembangunan proyek konstruksi seperti gedung bertingkat, jalan dan jembatan, dimanapun proyek tersebut dilaksanakan tidak akan pernah terhindar dari risiko. Semakin besarnya skala suatu proyek maka akan semakin besar pula potensi risiko tersebut terjadi, yang apabila tidak ditangani dengan tepat dapat menghambat proses pelaksanaan proyek. Metode penelitian yang dilakukan adalah dengan cara survei menyebarkan kuesioner faktor risiko dan dampak kepada para stakeholders proyek pembangunan apartemen Princeton Medan. Metode Severity Index digunakan untuk mengaktegorikan risiko berdasarkan pada keseluruhan jawaban dari responden. Tujuan dilakukannya penelitian ini adalah untuk mengetahui risiko-risiko apa saja yang teridentifikasi selama tahap pelaksanaan proyek pembangunan apartemen Princeton Medan dan menganalisis hasil assessment risiko-risiko yang telah teridentifikasi, serta mengetahui pemetaan respon risiko terhadap risiko-risiko yang telah teridentifikasi tersebut. Berdasarkan hasil analisis data yang dilakukan terdapat 28 variabel risiko yang terdiri dari 3 variabel risiko force majure, 6 variabel risiko desain dan teknologi, 3 variabel risiko kontraktual, 6 variabel risiko material dan peralatan, 3 variabel risiko tenaga kerja, 3 variabel risiko manajemen dan 4 variabel risiko lingkungan/masyarakat. Respon risiko berdasarkan nilai probabilitas dan dampak dari 21 variabel risiko yang teridentifikasi terdapat 11 kategori risk avoidance, 9 kategori risk transfer dan 1 kategori risk reduction. Pada keseluruhan proses pelaksanaan proyek pembangunan apartemen Princeton Medan, implementasi proses manajemen risiko ISO 31000:2018 hanya tercapai 90%, karena seluruh stakeholders belum sepenuhnya mengimplementasikan proses manajemen risiko. In every implementation of construction projects such as multi-storey buildings, roads and bridges, wherever the project is implemented, risks will never be avoided. The larger the scale of a project, the greater the potential for these risks to occur, which if not handled properly can hinder the project implementation process. The research method used was by means of a survey distributing risk factor and impact questionnaires to the stakeholders of the Princeton Medan apartment development project. The Severity Index method is used to categorize risks based on the overall answers from respondents. The purpose of this research is to find out what risks were identified during the implementation phase of the Princeton Medan apartment development project and to analyze the results of the assessment of the identified risks, as well as to find out the mapping of risk responses to the identified risks. Based on the results of data analysis, there are 28 risk variables consisting of 3 force majeure risk variables, 6 design and technology risk variables, 3 contractual risk variables, 6 material and equipment risk variables, 3 workforce risk variables, 3 management risk variables and 4 environmental/community risk variables. The risk response is based on the probability value and the impact of 21 risk variables identified in 11 categories of risk avoidance, 9 categories of risk transfer and 1 category of risk reduction. In the entire process of implementing the Princeton Medan apartment development project, the implementation of the ISO 31000: 2018 risk management process was only 90% achieved, because all stakeholders had not fully implemented the risk management process.en_US
