Abstract: Tempat tinggal merupakan kebutuhan dasar manusia yang sangat penting untuk menciptakan lingkungan yang nyaman dan produktif. Kota Medan, sebagai salah satu kota metropolitan di Indonesia, telah mengalami pertumbuhan pesat dan transformasi perkotaan yang signifikan. Dalam konteks perkembangan kota ini, keberadaan apartemen menjadi semakin penting dan relevan bagi warga kota. Seiring perkembangan zaman dan perubahan gaya hidup urban maka usaha perhotelan dan apartemen semakin menjamur di kota medan, salah satunya adalah Mansyur Residence. Dibangun di jalan Dr. Mansyur No.165, Tj. Rejo, Kec. Medan Sunggal, Kota Medan, Sumatera Utara, Mansyur Residence memiliki lokasi yang strategis karena berada di pusat kota Medan serta dekat dengan wilayah kampus USU dan daerah perkantoran. Tujuan penelitian ini adalah untuk mengetahui pengaruh kualitas pelayanan dan citra terhadap kepuasan pelanggan dengan kepuasan pembelian sebagai variabel intervening pada Mansyur Residence Medan. Populasi dalam penelitian berjumlah 180 orang. Penentuan sampel menggunakan metode simple random sampling yang berjumlah 124 orang. Instrumen yang digunakan untuk mengumpulkan data adalah kuesioner yang berisi pertanyaan tentang kualitas pelayanan, citra, kepuasan pelanggan dan keputusan pembelian. Analisis data dengan pendekatan Partial Least Square (PLS) menggunakan software SmartPLS. Hasil penelitian ini menunjukkan bahwa kualitas pelayanan, citra dan keputusan menyewa berpengaruh positif signifikan terhadap kepuasan pelanggan. Dan berdasarkan pengaruh tidak langsung spesifiknya ditemukan bahwa kualitas pelayanan berpengaruh positif dan signifikan terhadap kepuasan pelanggan melalui keputusan pembelian. Citra mempunyai pengaruh positif dan signifikan terhadap kepuasan pelanggan melalui keputusan pembelian. Kontribusi pengaruh variabel Kepuasan Pelanggan yang dipengaruhi Kualitas Pelayanan dan Citra sebesar 76,3 % sedangkan sisanya dipengaruhi variabel lain di luar penelitian ini. Kontribusi variabel keputusan menyewa yang dipengaruhi oleh kualitas pelayanan dan citra sebesar 79% sedangkan sisanya dipengaruhi variabel lain di luar penelitian ini. Residence is a fundamental human need that is crucial for creating a comfortable and productive environment. Medan, as one of the metropolitan cities in Indonesia, has experienced rapid growth and significant urban transformation. In the context of this city's development, the presence of apartments is becoming increasingly important and relevant for city residents. With the evolution of time and changes in urban lifestyle, hospitality and apartment businesses are flourishing in Medan, one of which is Mansyur Residence. Located at Dr. Mansyur No.165 Street, Tj. Rejo, Medan Sunggal Subdistrict, Medan City, North Sumatra, Mansyur Residence has a strategic location as it is situated in the heart of Medan city and close to the USU campus area and office districts. The aim of this research is to determine the influence of service quality and brand image on customer satisfaction with purchasing satisfaction as the intervening variable at Mansyur Residence, Medan. The population in this study amounted to 180 people. Sample determination was done using simple random sampling method with a total of 124 people. The instrument used to collect data was a questionnaire containing questions about service quality, brand image, customer satisfaction, and purchasing decisions. Data analysis was conducted using Partial Least Square (PLS) approach with SmartPLS software. The results of this study indicate that service quality, brand image, and purchasing decisions have a significant positive influence on customer satisfaction. Based on its specific indirect influence, it was found that service quality has a significant positive influence on customer satisfaction through purchasing decisions. Brand image also has a significant positive influence on customer satisfaction through purchasing decisions. The contribution of the variable Customer Satisfaction influenced by Service Quality and Brand Image is 76.3%, while the remaining is influenced by other variables outside of this study. The contribution of the variable Purchasing Decision influenced by service quality and brand image is 79%, while the remaining is influenced by other variables outside of this study.
