Abstract: Eksekusi riil merupakan tahapan penting dalam pelaksanaan putusan perdata, khususnya dalam sengketa pertanahan, yang bertujuan untuk mewujudkan isi putusan secara nyata. Namun, pelaksanaannya di lapangan sering kali menghadapi hambatan, seperti penolakan dari pihak tergugat, tumpang tindih kepemilikan, atau perlawanan fisik. Penelitian ini mengkaji mekanisme dan problematika pelaksanaan eksekusi riil berdasarkan Putusan Nomor 43/Pdt.G/2018/PN Stabat. Melalui metode yuridis empiris analisis norma hukum (KUHPerdata, HIR) serta wawancara dengan hakim terkait hambatan pelaksanaan eksekusi meliputi perlawanan fisik, pihak ketiga, tumpang tindih sertifikat, serta kendala teknis/logistik. .Data diperoleh melalui studi kepustakaan dan wawancara dengan pihak terkait di pengadilan. Analisis menunjukkan bahwa efektivitas eksekusi sangat bergantung pada kejelasan amar putusan, kesiapan administratif, serta dukungan lintas lembaga (pengadilan–BPN–kepolisian). Rekomendasi mencakup peningkatan koordinasi antar instansi, perincian objek eksekusi di amar putusan, dan penambahan sumber daya juru sita. Temuan ini mempertegas bahwa penegakan putusan perdata tidak cukup pada norma hukum, namun memerlukan implementasi riil di lapangan. Real execution is an important stage in the implementation of civil decisions, especially in land disputes, which aims to realize the contents of the decision in real terms. However, its implementation in the field often faces obstacles, such as rejection from the defendant, overlapping ownership, or physical resistance. This study examines the mechanisms and problems of implementing real execution based on Decision Number 43 / Pdt.G / 2018 / PNStabat. Through empirical juridical methods, analysis of legal norms (Civil Code, HIR) and interviews with judges regarding obstacles to the implementation of execution include physical resistance, third parties, overlapping certificates, and technical/logistical obstacles. Data were obtained through literature studies and interviews with related parties in the court. The analysis shows that the effectiveness of execution is highly dependent on the clarity of the decision, administrative readiness, and cross-institutional support (courts - BPN - police). Recommendations include improving coordination between agencies, detailing the objects of execution in the decision, and increasing bailiff resources. These findings emphasize that the enforcement of civil decisions is not sufficient in legal norms, but requires real implementation in the field.
