| dc.description.abstract | This study aims to examine the implementation of green and smart building technologies as innovations in sustainable construction in Medan, identify the challenges encountered, and formulate strategies to enhance adoption. Employing a qualitative approach with in-depth interviews, field observations, and documentation studies, this research collected data from various stakeholders in the construction sector. The findings indicate that green building technologies are implemented through the use of eco-friendly materials, architectural designs maximizing natural lighting and ventilation, and integrated waste management systems, driven by environmental awareness and potential long-term operational cost savings. Meanwhile, smart building technologies are applied through building automation systems such as automated energy management, sensor-based lighting control, and integrated IoT security systems, aimed at improving operational efficiency and occupant comfort, primarily in modern commercial buildings. Key challenges include high initial investment costs, a shortage of competent experts, limited local government regulations and incentives, and a lack of market education. To boost adoption, proposed strategies include developing clear regulations and fiscal incentives, enhancing human resource capacity through training, market education campaigns, and strong cross-sector collaboration. This study extends the understanding of sustainable innovation adoption dynamics in the Indonesian urban context, highlighting the importance of a supportive ecosystem for more widespread green and smart construction development. The findings confirm that construction sustainability relies not only on technology but also on policy, awareness, and human resource capabilities. | en_US |
