Analisis Rencana Anggaran Biaya Pelat Lantai dengan Metode Precast pada Gedung Pasar Buah Supermarket Medan

Abstract

Bertambahnya penduduk di Kota Medan menyebabkan peningkatan permintaan konsumen akan konstruksi bangunan gedung. Akibat dari peningkatan tersebut inovasi pada metode pelaksanaan konstruksi semakin berkembang agar pelaksanaan lebih efektif dan efisien dari segi mutu, biaya dan waktu. Metode precast half slab dapat dijadikan salah satu metode yang dapat digunakan dalam pelaksanaan konstruksi gedung. Precast half slab ialah gabungan antara beton precast dan konvensional pada pekerjaan pelat lantai. RAB memiliki peranan yang sangat penting dalam penyelenggaraan sebuah proyek karena adanya keterkaitan dengan metode pelaksanaan konstruksi yang akan dilaksanakan. Pada pembangunan Gedung Pasar Buah Supermarket Medan terjadi keterlambatan pada tahap pengecoran pelat lantai saat proyek berlangsung dikarenakan keterlambatan penyelesaian perakitan tulangan pelat. Berdasarkan hal tersebut pada penelitian ini akan diterapkan metode precast/pracetak pada Gedung Pasar Buah Supermarket Medan pada pekerjaan pelat lantai. Maksud penelitian ini adalah untuk menganalisis rencana anggaran biaya pelat lantai dengan metode precast pada Gedung Pasar Buah Supermarket Medan. Tujuan penelitian ini adalah untuk mengetahui besar rencana anggaran biaya pelat lantai dengan metode precast. Pada penelitian ini dilakukan perhitungan struktur dengan mendesain pelat lantai metode precast/pracetak sesuai dengan SNI 2847:2019 dan PCI Design Handbook Precast and Prestresses Concrete dan perhitungan rencana anggaran biaya mengacu pada AHSP PUPR 2022 untuk mengetahui besarnya rencana anggaran biaya yang dibutuhkan. Berdasarkan perhitungan diiperoleh hasil pada pelaksanaan pekerjaan pelat lantai dengan metode precast membutuhkan anggaran biaya sebesar Rp.1.684.097.837,94. The increasing population in Medan City has led to an increase in consumer demand for building construction. The half-slab precast method can be used as a method that can be used in building construction. A precast half slab is a combination of precast and conventional concrete in floor slab work. RAB has a very important role in the implementation of a project because of its connection with the construction implementation method to be carried out. In the construction of the Medan Fruit Supermarket Building, there was a delay in the floor slab casting stage during the project due to delays in completing the plate reinforcement assembly. Based on this, this research will apply the precast method to the Medan Fruit Supermarket Building on floor slab work. The purpose of this study was to analyze the budget plan for floor slabs using the precast method at the Medan Fruit Supermarket Building. The purpose of this research is to find out the the budget plan cost for floor slabs using the precast method. In this study, structural calculations were carried out by designing floor slabs with the precast/precast method by SNI 2847:2019 and PCI Design Handbook Precast and Prestressed Concrete and the calculation of the budget plan refers to AHSP PUPR 2022 to find out the budget plan cost needed. Based on the calculation, the results obtained on the implementation of floor slab work using the precast method require a budget of Rp.1.684.097.837,94.
