Perencanaan Ulang Rencana Anggaran Biaya Pekerjaan Trotoar pada Proyek Pembangunan Infrastruktur Permukiman Kawasan Kota Lama Kesawan-Medan

Abstract

Estimasi biaya merupakan salah satu faktor terpenting dalam keberhasilan suatu proyek konstruksi. Estimasi biaya yang akurat mengoptimalkan kontrak yang tepat. Ini melibatkan proses perhitungan yang menganalisis semua biaya untuk pekerjaan tertentu untuk mencapai total biaya tertentu. Untuk hampir semua jenis kontrak, mengembangkan perkiraan biaya yang realistis merupakan bagian penting dari setiap proyek konstruksi. Perkiraan biaya dilakukan sebelum konstruksi dimulai dan bahkan sebelum penawaran dimulai untuk proyek konstruksi. Tujuan dari penelitian ini adalah untuk menganalisis dan menentukan nilai rencana anggaran biaya (RAB) terbaru setelah dilakukan perencanaan ulang pada pelaksanaan pekerjaan trotoar dan menentukan lama waktu yang dibutuhkan setelah dilakukan perencanaan ulang. Metode yang digunakan adalah metode perhitungan ulang biaya dengan menghitung ulang seluruh biaya proyek, mulai dari biaya bahan, biaya tenaga kerja, biaya alat, hingga biaya overhead. Berdasarkan hasil analisa setelah dilakukan identifikasi urutan item pekerjaan (lingkup pekerjaan), mengurai perhitungan volume pekerjaan, menentukan harga tenaga, bahan, alat, overhead yang digunakan di dalam daftar analisa harga satuan pekerjaan (AHSP) sehingga terbentuk harga satuan pekerjaan, mengurai harga tiap item pekerjaan dan menjumlah seluruh harga item pekerjaan lalu menghasilkan rencana anggaran biaya sebesar Rp. 10.271.840.200,00. The method used is the cost recalculation method by recalculating all project costs, starting from material costs, costs labor, tool costs, and overhead costs. Based on the results of the analysis after identification of the sequence of work items (scope of work), decomposition calculating the volume of work, determining the price of labor, materials, tools, overhead used in the work unit price analysis (AHSP) list so that unit price of work is formed, breaking down the price of each item of work and add up all the prices of work items and then produce a cost budget plan amounting to Rp. 10,271,840,200.00.
