Abstract: Indonesia merupakan wilayah dengan tingkat aktivitas seismik yang tinggi akibat posisinya pada pertemuan tiga lempeng tektonik utama. Kondisi ini menuntut setiap bangunan bertingkat, termasuk gedung komersial seperti showroom dan kantor, untuk dirancang dan dievaluasi berdasarkan ketentuan ketahanan gempa yang berlaku. Penelitian ini bertujuan untuk menganalisis kinerja seismik struktur gedung showroom dan kantor bertingkat di Kota Medan menggunakan metode analisis statik nonlinier (pushover analysis) dengan bantuan perangkat lunak ETABS. Evaluasi dilakukan dengan mengacu pada ketentuan SNI 1726:2019 serta pedoman ATC-40. Tahapan penelitian meliputi pemodelan struktur berdasarkan data perencanaan, penerapan pembebanan gravitasi dan gempa, serta analisis respons struktur melalui kurva kapasitas dan nilai gaya geser dasar (base shear), story displacement, story drift, dan story drift ratio. Hasil analisis menghasilkan gaya geser dasar arah X sebesar 229.272 kg dengan perpindahan 0,038 m dan arah Y menghasilkan gaya geser dasar sebesar 504.043 kg dengan perpindahan 0,125 m. Perpindahan maksimum terjadi pada lantai teratas dengan nilai displacement sebesar 34,048 mm pada arah X dan 136,749 mm pada arah Y. Nilai drift maksimum diperoleh sebesar 1,858 mm pada arah X dan pada arah Y diperoleh sebesar 7,322 mm. Nilai drift ratio maksimum tercatat sebesar 0,11% pada arah X dan 0,44% pada arah Y, yang masih berada di bawah batas 1% sesuai kriteria Immediate Occupancy (IO). Berdasarkan hasil tersebut, struktur gedung dikategorikan memenuhi tingkat kinerja Immediate Occupancy, yang menunjukkan bahwa bangunan tetap aman dan dapat digunakan setelah terjadi gempa dengan kerusakan struktural yang minimal. Penelitian ini menegaskan bahwa penerapan analisis pushover sesuai standar nasional dapat menjadi pendekatan yang efektif dalam mengevaluasi dan memastikan keandalan struktur bangunan bertingkat di wilayah rawan gempa. Indonesia is a region with a high level of seismic activity due to its location at the convergence of three major tectonic plates. This condition requires every multistory building, including commercial buildings such as showrooms and offices, to be designed and evaluated based on applicable earthquake-resistant regulations. This study aims to analyze the seismic performance of a multi-story showroom and office building structure in Medan City using the nonlinear static analysis method (pushover analysis) with the assistance of ETABS software. The evaluation refers to the provisions of SNI 1726:2019 and the ATC-40 guidelines. The research stages include structural modeling based on planning data, the application of gravity and earthquake loads, and structural response analysis through capacity curves and the values of base shear, story displacement, story drift, and story drift ratio. The analysis results show that the base shear in the X direction is 229,272 kg with a displacement of 0.038 m, while in the Y direction the base shear is 504,043 kg with a displacement of 0.125 m. The maximum displacement occurs at the top floor with a displacement value of 34.048 mm in the X direction and 136.749 mm in the Y direction. The maximum drift value obtained is 1.858 mm in the X direction and 7.322 mm in the Y direction. The maximum drift ratio recorded is 0.11% in the X direction and 0.44% in the Y direction, which are still below the 1% limit according to the Immediate Occupancy (IO) criteria. Based on these results, the building structure is categorized as meeting the Immediate Occupancy performance level, indicating that the building remains safe and usable after an earthquake with minimal structural damage. This study confirms that the application of pushover analysis in accordance with national standards can be an effective approach in evaluating and ensuring the reliability of multi-story building structures in earthquake-prone areas.
